Best Places to Live in Las Vegas (2026 Guide)
Best Places to Live in Las Vegas (2026 Guide)
One of the most common questions I get from people relocating to Las Vegas is:
"Barry, what's the best place to live in Las Vegas?"
The truth is, there isn't one right answer.
The best neighborhood for a retired couple is probably very different from the best neighborhood for a young family. Someone looking for luxury living may prioritize completely different things than someone focused on value and future appreciation.
After helping more than 100 families buy and sell homes in Las Vegas, I've learned that choosing the right neighborhood is often more important than choosing the right house.
Let's break down some of the best places to live in Las Vegas based on the lifestyle you're looking for.
Best Places to Live in Las Vegas for Families
When working with families, two areas consistently rise to the top of the list: Summerlin and Henderson.
Summerlin
Summerlin is one of the most desirable master-planned communities in the Las Vegas Valley and the entire USA.
Located on the western edge of the city near Red Rock Canyon, Summerlin offers:
- Parks and playgrounds
- Walking and biking trails
- Community events
- Downtown Summerlin shopping and dining
- Easy access to outdoor recreation
One of the things that makes Summerlin unique is its diversity. Whether you're looking for an entry-level home, a luxury estate, or an active adult community, Summerlin has something for almost everyone.
The biggest downside?
Price.
Because Summerlin is so desirable, homes here tend to cost more than many other parts of the valley.
Henderson
If Summerlin is on your list, Henderson should be too.
Communities like Green Valley and Inspirada have become incredibly popular with relocation buyers because of their strong community feel, beautiful parks, and family-oriented atmosphere.
Inspirada, in particular, continues to impress buyers thanks to its extensive trail system, community events, and newer housing options.

Best Value and Growth Potential
One phrase I often use with buyers is:
"Buy in front of progress."
Some of the best opportunities in Las Vegas can be found in areas that are still growing and developing.
North Central Las Vegas
Areas around Aliante, Tule Springs, and Heartland have seen tremendous growth over the last several years.
Why buyers like this area:
- New construction
- New schools
- New parks
- Future shopping and dining
- Strong long-term growth potential
Communities like Heartland by DR Horton continue to attract buyers looking for newer homes without paying Summerlin prices.
Cadence
Cadence is one of the fastest-growing master-planned communities in Henderson.
With parks, trails, recreation areas, and continued development, Cadence offers an attractive combination of value and long-term appreciation potential.
For buyers focused on future growth, Cadence deserves serious consideration.

Best Luxury Communities in Las Vegas
Las Vegas offers some truly world-class luxury communities.
Summit Club
If budget isn't a concern, Summit Club belongs on your radar.
This ultra-exclusive community has become one of the most prestigious addresses in the country and attracts high-net-worth individuals from around the world.
The Ridges
Located in Summerlin, The Ridges is known for luxury homes, stunning architecture, golf, and privacy.
MacDonald Highlands
MacDonald Highlands offers incredible views, luxury homes, and one of the most recognizable luxury lifestyles in Southern Nevada.
Southern Highlands Golf Club
For buyers seeking luxury with a more traditional country club atmosphere, Southern Highlands remains one of the most desirable communities in the valley.
Best Active Adult Communities
Las Vegas has become one of the top retirement destinations in the country.
Sun City Summerlin
The largest and most established active adult community in Las Vegas.
Sun City Anthem
Known for incredible views and a Henderson location.
Sun City MacDonald Ranch
A smaller and often overlooked active adult option.
Trilogy at Summerlin
A newer active adult community with resort-style amenities and modern homes.
If you're looking for a 55+ lifestyle, these communities should be at the top of your list.
Best Neighborhoods for Convenience
Not everyone wants to live on the edge of town.
Some buyers simply want easy access to everything.
Nevada Trails
I've personally lived in Nevada Trails since 2011, and one of the biggest reasons we chose the community was convenience.

It's easy to get almost anywhere in Las Vegas from here.
Spring Valley
Centrally located and close to shopping, dining, and entertainment.
Peccole Ranch
One of the hidden gems of Las Vegas.
Known for walking trails, mature landscaping, and a central location.
Waterfront Living in Las Vegas
Many people are surprised to learn that Las Vegas offers several communities with waterfront-style living.
Lake Las Vegas
A unique resort-style community featuring water, golf, restaurants, and beautiful scenery.
Desert Shores
Known for its lakes, walking paths, and unique atmosphere.
The Lakes
Another long-time favorite for buyers seeking water features and mature landscaping.

My Personal Picks
If I had young children and was moving to Las Vegas today, I'd be looking heavily at: Summerlin
If I wanted the most value and growth potential: Aliante
If money wasn't a factor: Summit Club
If I was looking for active adult living: Sun City Anthem
And if I were buying for my own family today, I'd strongly consider: Peccole Ranch
Final Thoughts
The truth is there isn't one best place to live in Las Vegas.
There's only the place that's best for you.
That's why when I work with relocation buyers, we spend far more time discussing lifestyle than we do discussing houses.
Once you determine the lifestyle you're trying to create, choosing the right neighborhood becomes much easier.
